Pet Policy

Applicability: Only resident shareholders are permitted to have pets in the building. Authorized pets are dogs, cats, fish and caged birds. Other small animals may be permitted upon Board approval. Subtenants are not permitted to have pets. Only one dog or one cat is permitted per apartment. .

Size: Dogs generally will not be allowed if of a species or breed which, when fully mature, normally exceeds 40 pounds in weight. Certain breeds are not considered appropriate for Class A multiple dwellings and are excluded regardless of size. They are: Rottweilers, Doberman Pinschers and pit bulls.

License requirements: New York State law requires that all owned dogs be licensed and the New York City Health Code requires every dog owner to have a dog license tag attached to their dog’s collar while in public. Restrictions: Dogs must be leashed at all times when in common areas of the building, including the hallways and lobby. Cats are not permitted in the common areas unless properly crated or contained. Aggressive behavior, excessive growling, barking or other noise that may disturb residents as well as failure to comply with the provisions of this policy will be grounds for exclusion of that pet from the building at the sole direction of management.

Cleanliness: All dogs must be curbed and cleaned up after in accordance with New York City law. Pet owners are expected to immediately clean up any soiling of the premises by their pet, and to report it to the building staff for further cleaning and sanitizing. Any damage caused by a pet will be the responsibility of the pet owner.

Fee: The registration fee is $100.00 per dog or $50 per cat per year and will be billed to the shareholder’s account annually. This fee will be used to offset the additional costs of cleaning up after pets and administering the pet policy. Owners of cats and dogs must execute a Pet Agreement. A tag will be issued by the managing company which should be available for inspection by the building staff.

Building staff: The superintendent and other staff are not permitted to walk, feed or care for owner’s pets during the hours they are on duty.

Violations: Any shareholder who fails to register a dog or cat pursuant to this policy or who violates the provisions of these guidelines shall be subject to additional fees while the violation continues. Failure to comply with this policy is a violation of the shareholder’s Proprietary Lease.

Grandfathering provisions: If you currently have a pet that does not fall within these guidelines, your pet will be grandfathered so long as you register and comply with this policy. Subtenants are included in the grandfather provision on a one-time basis.
